Description of the 3-Star Gîte:

Welcome to our 3-star gîte located in the charming hamlet of Le Monteil, situated 550 meters up on a green mountain flank overlooking the beautiful Beaume valley. Attached to the village of LABOULE in Ardèche, our gîte offers the perfect setting to relax and recharge your batteries.

Our traditional house, dating back to 1490, has been meticulously renovated over the years to provide a comfortable and inviting home. The main part of the house serves as our family holiday home, while the rest has been transformed into an independent holiday rental accommodation, the delightful Gîte La Magnanerie.

Perfect for up to 4 people (plus a baby or toddler), our gîte offers modern comforts alongside the original old stone walls. Spread over 85 m² on two levels, the ground floor features a spacious living area with a fully-equipped open-plan kitchen that opens onto a patio, a functional bathroom with a bath, shower attachment, and wash-basin, as well as a separate toilet.

Upstairs, you'll find two double bedrooms separated by a landing. The first bedroom offers a double bed, while the second bedroom has twin beds. Each bedroom also includes a wash-basin. The gîte has independent access through large French doors that lead to a terrace opening onto an alley.

Throughout the gîte, you'll find practical and easy-to-clean pink sandstone tiles measuring 30cm by 30cm. The kitchen and lounge are equipped with electric underground heating, while each bedroom has an electric convector. The bathroom features a fan heater for towel drying. The double-glazed doors and windows with aluminum frames provide excellent insulation in winter and a pleasant coolness in summer. Additionally, a mechanical ventilation system ensures proper airflow throughout the gîte.

Please note that pets are not allowed in the gîte.

Our pricing is as follows:
- High season (July and August): 700 EUR per week
- Mid season (June and September): 470 EUR per week
- Low season (October to May): 350 EUR per week

To secure your booking, we require a 25% deposit at the time of reservation. Upon arrival, a deposit check of 300 EUR will be requested to cover any potential damages.

Included in the rental price are electricity and water bills, as well as all bed linen, dishcloths, and towels for four people. We also offer basic equipment for babies or toddlers free of charge, including a cot, high chair, pram, and bath. Other amenities provided at the property include color satellite TV, a DVD player, a barbecue, and garden furniture.

For an additional fee of 50 EUR, we can take care of the cleaning at the end of your stay. During the winter months, there is an extra charge of 25 EUR per week for electric heating.

Parking is available approximately 150m from the gîte, but short-term parking is possible just 25m away for unloading purposes.
